Due DiligenceUnder CERCLA, purchasing, or even leasing real estate opens the buyer/lessor to the environmental liability that exists at the property. That exposure can be mitigated by implementing proper Due Diligence prior to the purchase or lease, which affords our clients the legal protection of an "innescent landowner defense". Trileaf performs all of our Phase I ESA (Environmental Site Assessments) in accordance with ASTM, the industry, and legal standard of Due Diligence. For our clients that lease property, we recommend a less comprehensive and less expensive ASTM Standard, the Transaction Screen. This standard can usually be completed "in house" by our client as part of your normal leasing process. Trileaf provides the framework for the Transaction Screen free of charge, and only become involved if the report reveals environmental risks that require further investigation. Indoor Air Quality (IAQ)Exposure to dangerous indoor air, especially mold, is a growing problem for owners, leasors, and managers of real estate. Speed and consistency are the keys to eliminating health risks and also minimizing potential liability. When a problem is reported at a site, the biggest challenge is often finding reputable, knowlegable, and capable firm to address the situation consistently anywhere in the country. Trileaf has developed a comprehensive, client focused, approach to addressing Indoor Air Quality concerns. First, Trileaf offers our clients checklist worksheets to help identify, quantify, and verify the potential sources of the IAQ concern. Narrowing the parameters of the search for the source of the problem is often the single most important factor in reducing the time and cost of addressing the concern. Once identified, Trileaf will mobilize to the location for a physical investigation including mobile air monitoring. From there we can recommend the most reasonable approach towards remedy. PermittingOwning or Operating a facility often brings with it an array of reporting obligations. Trileaf has the expertise to manage all of these for any location in the country. From NEPA investigations, NPDES permitting, SPCC plans, UST reporting and monitoring, to compliance auditing and solid waste services. The consistency and timeliness of Trileaf's reporting reduces our clients total compliance costs, and eliminates costs and exposures caused by late or inaccurate reporting. Asbestos/Lead Paint InspectionPrior to renovation, demolition or property transaction, asbestos and/or lead paint surveys are often required. The surveys include review of building plans/specifications, developing a sampling strategy, and collecting bulk samples. Bulk samples are analyzed utilizing a polarized light microscope (PLM) to determine the presence of asbestos. Materials containing greater than one percent asbestos are considered asbestos-containing. Survey results are tabulated in a format allowing the building owner to take a proactive approach to managing the asbestos. As part of Trileaf's comprehensive real estate services, we can provide both asbestos inspections and lead paint inspections anywhere you have the need. Site AuditsMany of our clients have large real estate portfolios that include properties across the entire country. This makes maintaining current information on the entire portfolio difficult. Trileaf can customize a site audit regiment which includes one or more of the above services with other informational needs that you may have. This service can drastically reduce the cost of accumulating needed information from a variety of sources.
